What I am trying to find out is how much per meter for agricultural land in cyprus . does it vary , or is it standard ? |

Hi Neil I'll try to help you here from experience I have gained personally in land purchase. I actually worked with a small developer based in Paphos so it is quite "first hand". From this experience I understand that all agricultural land has a build factor of 10%, but sometimes 6%, for a single dwelling. But as you know, you will need access across neighbouring land connected to an approved road together with the provision of water and electricity to be able to build. And the geology must be suitable for construction. This is a big simplification but these are the basics. Pay CYP8 per sq metre if you are going to sort out the provision of access, water and electricity yourself and make it a building plot for a single dwelling in the agricultural zone. (Clearly land in the development zones are much, much more expensive than agricultural zoning.) For land that is zoned agricultural, which has little prospect of ever being built on, then CYP2.50 per metre if the soil is suitable for arable or tree groves with agicultural water and there is casual access for livestock or a tractor once or twice a year. If not then CYP1 per sq metre. Hope this helps and bear in mind that it is a rule of, reasonable thumb. |

Thanks for that. I never knew it was so cheap. I am looking at a bit of land that is agruculture,but it has access, electric, water . what would be your opinion per mtr ... ? |

Hi Neil If I understand you correctly, a piece of land that is zoned agricultural in the agricultural landscape, 10% cover for one residential dwelling, with access that would be approved by the planners (min width 7 metres, approved road within 180 metres, together with water (agricultural, municipal or bore hole), electricity from AIK overhead or big diesel genny) and a geology approved for construction then between CYP8 to 15 per squ metre depending on how nice it is !! Agricultural plots tend to be very big, 5000 m2, 8000 m2, 10000 m2, and upwards..........24,000 m2 not too unusual. So with that you can see the typical capital outlay. Not so cheap because you buy in bulk !! |
