Location: Kallepia, Pafos.
We are looking for properties in the Peyia/Coral Bay area (although a short distance either side would be OK) in the budget to €300,000.

We require 2/3/4 bedroom Villas (with and without pools), on their own plots. Preferably with Title deeds, but the clients will looks at every opportunity.

Special apartments with exceptional views, properties with something different or just standard villas with a nice view.

We have a group of 11 clients coming on the weekend commencing the 18th April and we need to take on board quickly.

Tell your clients to take a drive around these areas and they will find scores for sale in this price range ; or perhaps this is not the idea ?

There are more properties for sale in these areas so this shouldn't be a problem. As someone has said take a drive around.

My question is can you actually get what you are asking for in that price bracket?

I know of a 4 bed in Coral Bay on a lovely sea facing plot but it way over the price you mention.

Just a thought.

Yea, you and every other agent in Paphos is seeing these Russians, they're here for ten days and are currently booked in to see 14 agents and 20 developers.............good luck!!

Thanks for the replies and pms, we are still looking for a few more, Edd if your property is not in front of any client (irrespective of how many ageant they are with) then its less likely to be seen.

Hi Molly

All the Leptos property in Coral Bay is leashold. 99 year lease taken out some 30 odd years ago so 60 odd years to go which makes buying property there unattractive as there will NEVER be any title deeds. I think the church own the freehold.

So when the lease expires does the property built on the land become the property of the church? As in UK property law.

Unless the church are willing to extend the lease or even better, let the owners buy the lease.

I cannot say for sure....

Helen is spot on there seems to be an awful lot of confusion and inconsistency in that aerea due to certain prevailing situations, however the name (Coral Bay) and location keep it relatively popular. There should be a clause in the lease regarding the termination of the said lease however finding some of the documents is like hens teeth.
