Hello all,
Has anyone rented/ bought via Nikos Panayiotou.
He has a card with Registered Real Estate Agency number 284 printed on it.
Does anyone know how to check if a Registered number is correct and more importantly whether the agent is reputable?
We have been shown a rather run down but large property with grounds which he states will be renovated ,pool relined and supplied with white goods.
It is on the road that leads to the Adonis bath near Coral Bay.
It seems to be in a quiet area which we are still checking out and he has stated that if we want to buy at a future date he will refund all of our rent paid.
Alternatively if anyone knows of a 4 bed property with large pool, on a flat plot,to include white goods, unfurnished good repair and decor state, surrounded by garden not too high and cold, near Coral Bay area could be Peyia/Tala or Tsada prime reason for moving is barking dogs we need a quiet home area and privacy without remoteness. Our ideal rent would be 500 to 600 euros.
Obviously we are not looking forward to the removal costs, documentation and hassle and want to make this our final move after only one year here. Please pm if possible. Thanks

What a can of worms you have opened, there are very few, by UK standards, estate agents here, regardless of what they will tell you.
If you really must buy and I'd recommend you to rent instead for the forseeable future, get yourself a solicitor, recommended by people you know and take it from there. Don't touch anything that does not have deeds, regardless of what you are told.

Avoid "property promoters", they have their interests at heart, not yours.

You night also also considering advertising on this and other similar Forums to rent a property in Cyprus from owners who are in the UK. You could do a rental agreement in the UK with your respective UK solicitors and pay in sterling. Just a thought.

Refurb, white goods, and a promise of rent refund??? My only thought is that if it looks too good to be true, then it probably is.

an offer of returned money is a bit much for me ! .
what that could mean is , they put the amount of money that you have paid
on top of the price of the proerty , then they take it off .. :doh

DO NOT touch the whole damn Panayiotou family!!! Neither Nikos, nor Melina- his daughter who used to (the office has been closed down approx. 1,5 yrs ago, I can only assume why..) work in Tombs of the Kings road near the Queens Gardens complex of Aristo, opposite Ben's Pub), her sister-in-law, etc..
I was their tenant when i first came over in Cyprus and the flat was suppose to be FULLY furnished and at the end it was not. They were promising this and that and in fact they did not provide TV (there was one out of order :x ), curtains, sofa, etc.. (only dining table with chairs, fridge freezer, cooker, dressing table and 1 double bed). The water and electricity were notoriously cut !!!
To cut the story short, it was a nightmare for me which took place 6 years ago
Now, within the last 5 years working as an agent in a rental business, I've heard many (too many!! they shouldn't exist on the market!!) complaints about whole Panayiotou family. Basicaly similar stories, promising people different things, mainly the furniture. Therefore, whenever I have a chance, I warn people.. I noticed that your advert was posted in February so I hope you didn't let them to make a fool of you...

TO THOSE WHO DON'T KNOW WHICH OFFICE IT IS: it's based in Kato Paphos, going up the road from the Almyra Hotel, passing the Segafredo cafe on your right with bar street on your left, you will find them on your right and the office is advertised with Nikos Panayiotou name.
