Hi Mark,

Hope you are well, I've a quick question for you regarding terminating a rental agreement

If I want to terminate my property rental agreement before the 12 months is up, do I have to pay anything like 2 months rent on termination or give a valid reason, like I have to move back to the UK to do this or is giving 2 months notice enough

This is our second year in the property, not the first, so does this make a difference too

Hi. I have sent you an email directly Pete, but it depends on what the contract says. If you have signed for 12 months, then you have signed for 12 months and assuming that there is no sort of break clause in the agreement then I am afriad that you will be liable.

Thank you for the quick reply, its not what I wanted to hear but that's life, I was hoping to end the contract early but as you say, we're liable having signed for 12 months

Maybe we can sweet talk the landlord into letting us go early

If you can find another tenant to take your rental over - you may be able to swing it with your landlord. We've known that to happen before now.

Yeah we did think of this to but its finding someone to take over the contract

We're going to talk to the landlord to see what can be done, then if he agree's we'll advertise, as he can be a funny bugger if we upset him, I know what our next door neighbours went through when they left last Sept you see
