 Post subject: First Viewing Tomorrow!

Four weeks after the 'For Sale' sign went up we have our first viewing tomorrow at 10.30am.

So from now until then I shall be in a state of paranoia. :shock:

It is said that prospective purchasers make their minds up about a property in the first eleven seconds - so I have eleven seconds to get it right!

I have done my research and there are about six other similar size houses for sale in the village, all within £20/30,000 price variation, ours is priced in the middle. Only one for sale of roughly the same size, on our street, but it has been empty for some months - not as good aspect etc.

The estate agent tells me that this person is in rented accommodation, has a mortgage in place and wanted to view a.s.a.p. Sounds good.

Now are there any tips that you feel are worth passing on about when you sold your property back in UK? What about 'Supermarket Phsycology', ie certain smells to entice you to load your trolley? Does the smell of coffee work? I heard once that the smell of freshly baked bread can seal a deal - but I'm not prepared to bake bread first thing in the morning :!:

Talking of smells, the cat's litter box will be put outside, his food dishes put away, I shall whizz round the bathrooms and open the windows (even though we are still in the grip of winter with snow forecast) :!: How much air freshener is too much?

The carpets and suite were cleaned and three rooms painted prior to putting the house on the market, and they/she must think it has 'kerb appeal' or they wouldn't be viewing would they?

If there is anything you can think of, that may help, I would be eternally grateful - these are difficult times with the so called 'credit crisis'.

PS Persuaded teenage daughter to sleep at friends tonight - she doesn't 'do' any time in double figures before mid-day on a holiday :!: :roll: :lol:

If you're going to show your viewers around your property - make sure you let them go into each room first rather than following you in.
That way, they get their first impressions without peering over your shoulder etc.

We took our viewers for a quick tour of downstairs, then let them go upstairs on their own so they could discuss privately anything they wanted. And while they were doing that - we put the kettle on! We answered any questions honestly and of course, we were so excited about our prospects of moving to Cyprus - it must have been infectious.....

We had a confirmed acceptance on the price just 4 days after the 1st viewing.

The lady who bought it was a first time buyer - so, anything we weren't planning on taking with us, we checked with her first if she needed it. So, she got the cooker, washer, spare microwave, TV, crockery & cutlery that we had kept behind to tide us over.

The estate agent just called - the viewing is cancelled, the reason - they have four children and think that the garden is not big enough!!!!! :shock:

OK it's not a big garden by any stretch of the imagination, but there are three kids in each family either side of us - do they measure it in parts of an acre per child or what?!

Oh well I suppose it's better than getting your hopes up.

I shall go and lie in the Corpse Pose in a darkened room while I come to terms with this.

(They've missed out on a great house at a good price, their loss!)

At least they were being honest, Pam. They could have come round, got your hopes up, drank your coffee and then told the estate agent that it was too small.

When we were selling I put fresias, carnations and sweet peas in vases. I had fresh flowers in the bedroom, as well as the dining room, kitchen and living room.

I dislike cut flowers as I prefer flowers to be in a garden - but they did give the place a fresh, warm feel, and the fresias smelled lovely. Much better than air fresheners.

If you don't want to bake bread, sprinkle water on a loaf and heat it in the oven. Percolated coffee is just as nice though.

The tip about letting them through the door to each room first is a good one, otherwise the room can appear cluttered. Talking about clutter, we de-cluttered a bit, but I didn't take the family photos down. It was my home until that contract date was reached, and if they couldn't see that it was a home, not just a house, well that was their problem. At least it felt warm and loved and lived in.

It will happen when the time is right. Have a glass of wine, take a breath, and think positive thoughts. That's my answer to most things in life these days. :lol:

I put some Vanilla essence in water then put it in the microwave till hot. mmmmm the smell. I hope you get a quick sale like we did-- 2 days and not on the market just a word to the hairdresser who knew of some one wanting a bungalow -- deal done and 7 weeks later all signed sealed and delivered -- so think POSITIVE girl..
